The two parties (์ž„๋Œ€์ธยท์ž„์ฐจ์ธ)

In plain wordsThe names and IDs of the landlord (์ž„๋Œ€์ธ) and you, the tenant (์ž„์ฐจ์ธ). The person signing as landlord must be the real owner of the home.

Watch out: Check the landlord's ID matches the owner on the property register (๋“ฑ๊ธฐ๋ถ€๋“ฑ๋ณธ). Never pay a deposit to anyone who is not the registered owner.

Watch out: This is the biggest risk for foreigners (deposit fraud, ์ „์„ธ์‚ฌ๊ธฐ). Protect it: right after signing, file ์ „์ž…์‹ ๊ณ  and get ํ™•์ •์ผ์ž.

Payment schedule (๊ณ„์•ฝ๊ธˆยท์ค‘๋„๊ธˆยท์ž”๊ธˆ)

In plain wordsThe deposit is usually paid in parts: ๊ณ„์•ฝ๊ธˆ (down payment, ~10%) at signing, sometimes ์ค‘๋„๊ธˆ (interim), and ์ž”๊ธˆ (balance) on move-in day.

Watch out: If you cancel after paying ๊ณ„์•ฝ๊ธˆ you usually lose it; if the landlord cancels, they owe you double. Pay the balance only after re-checking the property register that day.

Use, subletting & restoration (์šฉ๋„ยท์ „๋Œ€ยท์›์ƒ๋ณต๊ตฌ)

Watch out: Photograph any existing damage on move-in day so you are not charged for it when you move out.

Getting your deposit back (๊ณ„์•ฝ์˜ ์ข…๋ฃŒ)

Landlord's debts & prior claims (๋ฏธ๋‚ฉ ๊ตญ์„ธยท์„ ์ˆœ์œ„)

Brokerage fee (์ค‘๊ฐœ๋ณด์ˆ˜)

Watch out: Tenant and landlord each pay their own agent fee. Ask for the legal rate so you are not overcharged.

Before you sign: checklist

  • Check the property register (๋“ฑ๊ธฐ๋ถ€๋“ฑ๋ณธ): owner's name and any mortgages (๊ทผ์ €๋‹น)
  • The landlord's ID matches the registered owner
  • The deposit is reasonable vs the home's value and existing loans
  • Read every special term (ํŠน์•ฝ์‚ฌํ•ญ) โ€” get it translated first
  • Right after signing: file ์ „์ž…์‹ ๊ณ  (resident registration) and get ํ™•์ •์ผ์ž
  • File the lease report (์ „์›”์„ธ ์‹ ๊ณ ) within 30 days
  • For ์ „์„ธ: check whether deposit insurance (๋ณด์ฆ๋ณดํ—˜) is available
